Does Bellaire allow accessory dwellings?
In a limited form. As of October 2026, Bellaire's zoning code (Section 24-510) bars kitchens in accessory structures with one exception: a single accessory residential structure on a single-family lot, built to residential building code standards.
Can I rent an accessory unit in Bellaire?
No. The same section states that rental of any residential accessory structure is specifically prohibited. The owner may use it to house guests temporarily, family members, or domestic employees who work at the main home. That makes Bellaire a fit for a parent suite or guest house, not an income unit.

Where can it go on the lot?
- Detached accessory structures in residential districts must sit in the rear or side yard (Section 24-510).
- An accessory structure cannot be taller than the main house it serves.
- District limits on lot coverage, floor area and setbacks still apply, and they vary by district.
What about floodplain and drainage?
Bellaire runs its own permitting and floodplain review, separate from Houston's. We check the FEMA map for your lot and Bellaire's requirements during the lot check, because floor elevation affects both cost and height.
Is a Bellaire guest house worth building?
It depends on what you need it for. If the goal is rental income, Bellaire's code rules that out. If the goal is a parent nearby, an adult child or long-staying guests, a one-story structure that matches the house can work well. We confirm the district limits for your lot before you commit.
