As of late October 2026, citywide Houston asking rents run about $1,100 to $1,150 a month for a one-bedroom and about $1,400 to $1,500 for a two-bedroom, depending on the source. Inner-loop areas such as the Heights run higher. An ADU's rent depends on its size, location, privacy and finish.

None of these sources tracks ADUs specifically. They measure listings across apartments and houses, so treat them as a range. Houston asking rents have been falling, which shows in the gap between these figures and the year before.
Do ADUs rent for more than apartments?
Sometimes. A detached unit with no shared walls, its own entrance, a bit of yard and a parking spot competes well with a mid-rise apartment. A small studio with little privacy usually rents for less. A 2026 Houston brokerage guide estimated about $1,800 to $1,950 a month for a 600 sq ft one-bedroom ADU in the Heights.
What rules affect renting in the Houston area?
- Deed restrictions may forbid renting or limit a lot to one family.
- Bellaire prohibits renting a residential accessory structure.
- Pearland council members have cited rental concerns when denying ADU permits in 2026.
- Short-term rentals carry their own city, state and HOA rules; check them before listing.
